Access Statement for Bank House Bed and Breakfast
Introduction
We aim to cater for the needs of all visitors in our home based 4 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre Arrival
The main train station is 15 minutes walk and 5 minutes by car. There is a local taxi service that has accessible taxis if required, I can send you a list of these or make a booking for you.
We have a website.
You can contact us via phone, text fax or email.
Arrival and Car Parking Facilities
There is parking outside the property on the road but a parking permit is required Monday to Sunday please ask on arrival or one can be sent ahead.
There is also parking behind the house, please arrange beforehand or on arrival.
The surface is level, flat and gravel.
We can assist guests with luggage.
The B and B is situated on a hill and the walk to the town is a maximum of 10 minutes.
Main Entrance and Reception
The front door has 3 steps each at 15cm then 150cm lead into another step at 7cm.
Front door is locked but there is a push bell to the right of the front door.
The door is 94cm wide
On entry to our home there is a large hallway.
There is seating provided in the hallway.
There is carpet flooring in the hall way.
Public Areas
Corridors have a good colour contrast and there is good lighting available.
The flooring on all corridors on the ground floor stairs and upper landing is short piled carpet.
The breakfast room is on the ground floor on the left when entering the building and the floor is finished floorboards and rugs.
There are 13 stairs to a landing when there is seating available and a further stairs to the bedrooms.
The stairs are 18cm high and 28cm deep and 97cm wide.
Public Areas
Bedrooms are all ensuite but no public WC available.
Dining room
Breakfast is served in the breakfast room on the ground floor. There are no steps.
Furniture can be moved on request.Tables have underspace of between 72cm and 78cm high by There are chairs with arms and without which can be moved to accommodate.
Menus are provided in large type on a yellow background to view in all rooms.
one set of Queens cutlery , knife, fork, dessert spoon and teaspoon each consist of : handle is basically cylindrical with a slight taper away from the cutlery end and smooth contours to assist with gripping.Laundry
Available on request depending on how busy we are.

Bedrooms
There are 3 bedrooms on the first floor.
Bedroom Delux King room with bath
Feature room with view of the garden over Penrith to the fells.
Floor space of 11.44 square metres
Door widths to the bedrooms are 80cm wide
There is a four poster king size bed with 60 cm gap around the bed is 70 cm high.
There are two upright arm chairs.
Various coffee tables and side tables.
Large wall mounted Smart Television with remote control.
The bedroom has fitted short pile carpet while the ensuite is a lino floor.
There is a large ensuite bathroom 3. 60 metres x 1 metre 40.
Ensuite floor space is 180cm 85cm
The bath is 1 metre 80cm x 80cm
The basin is flat fronted and has clear underspace it is 78cm high
The toilet is 41cm high

King Room with View
There is a stair way of 13 step leading to a landing where seating can be found and a further 5 stairs to the first floor.
The stairs are 18cm high and 28cm deep, and 97cm wide
Door widths to the bedrooms are 78cm wide
Door widths to the en suites inside the bedroom are 72cm wide
There is a king size bed
At least 55cm routes within the bedroom e. g. around the double bed and to the side of the single bed. Allowing for left or right transfer on the double bed and left transfter on the single bed.
Beds are 56cm high.
Smart TV with remote control.
One armchair and one upright chair are provided in the room.
The bedroom has fitted short pile carpet while the ensuite is a lino floor.
There is an ensuite shower room the shower is wide with a high step in.
Ensuite floor space is 210 x 130cm
The basin is flat fronted and has clear underspace it is 80cm high
The toilet is 42cm high

Twin Room
There are 13 stairs to a landing where seating can be found and a further 5 stairs to the first floor.
The stairs are 18 cm high and 28cm deep, and 97cm wide
Door widths to the bedrooms are 78cm wide
Door widths to the en suites inside the bedroom are 72cm wide
This is a twin bedded room.
At least 45cm cm routes within the bedroom eg around the bed allowing for access from both sides of each bed.
There are two upright chairs without arms.
Television and DVD with remote control.
The bedroom has fitted short pile carpet while the ensuite is a lino floor.
There is an ensuite shower room the shower is 80cm x 114cm wide with a 20ch high step in.
Ensuite floor space is 226cm x 110cm
The basin has clear underspace it is 82cm high
The toilet is 41cm high

Double room with View
There are 13 stairs to a landing where seating can be found and a further 4 stairs to the first floor.
The stairs are 18cm high and 28cm deep, and 97cm wide and the extra 4 stairs are 28cm deep and 110cm wide.
Door widths to the bedrooms are 83cm wide
There is a double bed with a space of 56cm between it and the wall and 68cm on the other side
between it and a wardrobe.There are two chairs one is upright with arms and the other is a low upholstered chair with arms.

The bedroom has fitted short pile carpet while the ensuite is a lino floor.
There is an ensuite shower room the shower is 122cm wide x 90cm wide with a 20cm high step in.
Ensuite floor space is 250cm x 118cm
The basin is flat fronted and has clear underspace it is 78cm high

Grounds and Gardens
We have a large terraced garden available for guests to sit in.
Access to the garden is from the front of the house to the right.
There are two flights of steps to the bottom of the garden. The first steps are high wide deep. The second steps are high wide deep.
Additional Information
Mobile phone reception is generally good
We are able to use the front and back doors in the need of evacuation. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
We are a no smoking building.
We supply a small fridge in the dining room which can be used for medication/food and we can put larger items in our main fridge on request. (not available 24 hours)
